Real Estate Tracing identifies the size of a subject's real estate assets.
Specifically, Real Estate Tracing is able to identify real estate registered to the debtor, such as: homes, villas and cottages, garages and sheds, offices, shops, warehouses, laboratories, sheds, factories and various buildings.
What is the Real Estate Tracing for? This type of report is important to know the real estate assets of our debtor and therefore see if it is possible to bring an enforcement action of a real estate nature on the assets identified in the tracing. Obviously the report can also be used to ascertain the assets of the person who could potentially become our debtor.
The following are indicated in the Property Tracking Report :
- the personal details of the owner of the goods : full name, address, date of birth, tax code;
- information regarding the share of ownership and its type (full ownership, bare ownership, usufruct, etc.), address and cadastral references of the identified assets , size of the properties and indication of the value of the cadastral income .
It is advisable, before proceeding with legal action aimed at seizing the indicated assets - where the conditions exist - to request a Mortgage Certificate of the assets themselves, to highlight any registrations and mortgages (voluntary or judicial) encumbering the identified real estate assets.
To request the Real Estate Tracing service, you must indicate your full name and/or company name and tax code or VAT number in the service purchase form.
Real Estate Tracing is processed within 60 minutes of the request if submitted by 5:30 PM Monday through Friday. The document is sent via email in PDF format.
